Since 1997, Tru-Spec®,
Inc. has performed thousands of honest and complete home
inspections for buyers or sellers of real estate. Now, we
offer Roof-Only Inspections for those who are
considering a new roof, want to know the true condition of their
roof, or are interested in finding the cause of roof-related
damage.
What is causing roof shingle problems?
Every shingle has a different manufacturer specification for
installation. Roof shingles deteriorate due to weather, age and
installation methods. Tru-Spec®,
Inc. will inspect your particular roofing materials to
verify that they have been installed to the manufacturer
installation specifications.
Often, deterioration happens in one area of the roof while
another area is fine or shingles have aged prematurely. This may
be due to improper venting of the attic. The interior of the
attic is part of Tru-Spec’s®
Roofing Inspection. If the wood that the shingles are being
fastened to is partially moisture rotted or if the attic is
improperly vented, mold and mildew like staining may have
appeared. Without a visual inspection of the attic there is no
reason to replace the shingles only.
Have repairs been performed properly?
Shingles can blow off with inclement weather conditions
or from possible incorrect fastening procedures when installed.
If a home is new or has recently been re-roofed but still has
leaks, an inspection may be necessary to determine the problem.
Tru-Spec®,
Inc. will find the cause and recommend a solution or two to
repair the problem. Our inspectors are experienced builders who
also can provide a rough estimate of what the repair may
involve.
Due to new techniques and materials used for shingle
replacement, additional vents, hats, ridges, gables and soffit
vents may be recommended and installed based on the dynamics of
the original roof vent system.
Note: Tru-Spec®,
Inc. is an inspection company. We do not perform
repair work nor hire contractors. We provide each client with an
honest and complete evaluation of the problem and what may be
involved in a solution. You can then hire your contractor of
choice or perform the repair yourself. And, you may want to
follow up with a Tru-Spec roof inspection after the repair is
completed.
Before your roof is replaced have an inspection performed
by an independent inspection business to establish the true
need. That way, you are able to determine what the licensed
contractors will be bidding on. Roofing material replacement is
costly and quality installation is needed for the roof to last.
When inquiring with roofing companies we recommended that you
chose a company that will be here for the long run – just in
case.
After the installation we recommended that the roof be
inspected for quality install of the new materials and that all
needed repairs have been completed for your roof to perform
correctly.
